About Beyond Decor

Beyond Decor is Bangkok’s leading Design & Build interior company, serving both residential and commercial property owners. We handle every stage of a project — from initial design concept and 3D visualisation to material sourcing, production, installation, and final styling — so you do not need to coordinate multiple contractors. Beyond Decor has over 15 years of experience working with clients from different countries, nationalities, lifestyles, and design preferences. During this time, we have completed projects for individual homeowners, overseas investors, and major commercial clients — including projects in Four Seasons Residences, Banyan Tree Residences, Mandarin Oriental Residences, AIA Capital Center Ratchada, Samyan Mitrtown, One Bangkok, and other iconic developments across Bangkok.
We were founded specifically to support expats and overseas property owners who need a reliable, English-speaking partner in Bangkok. A significant portion of our clients are based abroad, including in Hong Kong, China, Europe, across Middle East and South-East Asia. We provide regular photo and video progress reports, 3D renderings, and 360° virtual tours, allowing you to review and approve every key stage of the project without needing to be in Bangkok.
We work across residential, commercial, and retail properties. On the residential side, we handle Bangkok condominiums, apartments, townhouses, and villas — from compact studio units to large penthouses and duplex apartments. For commercial and retail projects, we have completed corporate offices, clinics, restaurants, cafés, coffee shops, nail salons, flagship retail stores, and showrooms.
Our Services

Our Individual Interior Design service is fully bespoke. A dedicated design team works with you to understand your lifestyle, taste, goals, and functional requirements, then creates an original concept built specifically around your space and personality. This includes layout and functionality planning, mood & tone concept development, 3D visualisation, material selection, detailed BOQ breakdown (Bill of Quantities), technical drawings with specifications, custom built-in joinery, loose furniture, and personalised project management.

Our Ready Concept Designs are a faster and more budget-conscious solution for clients who want to save time, control the budget, or do not yet have a clear idea of which style best suits their property. You choose from a curated collection of design directions — such as Cozy Thai, Beige Life, Modern Grey, Zen Skyline, or others — and our team adapts the concept to your layout with selected customisation of furniture pieces, fabrics, finishes, curtains, and accessories. There are no additional design or consultation fees.

Yes. Beyond Decor manages the entire journey from A to Z, including defect inspection, site measurements, actual-scale layout development, mood & tone concept design, 3D rendering, virtual reality walkthroughs, material sourcing, custom furniture production through our own factories, delivery, juristic office document submission, approval coordination, insurance coordination, full installation, final styling and photo shooting. You receive one clear point of contact from an empty space to a fully completed home or business space ready to enjoy for years.
Absolutely. Remote project management is one of our core strengths, and we have been managing projects for overseas clients for more than a decade. Before work starts, our team prepares the necessary drawings, visualisations, material approvals, project schedule, insurance documents, building permits, and approval records so that both the owner and Beyond Decor have a clear understanding of the scope, timeline, budget, and responsibilities. Once everything is agreed, the project can proceed in an organised way with fewer unexpected changes.
In addition to Design & Build, we offer a full suite of add-on services including electrical appliance sourcing and installation, décor and accessories styling, bed and bath linen sets, kitchen and dining ware packages, juristic office compliance, condo rules coordination, and professional deep cleaning before handover. Upon completion, we can also arrange professional photography with proper styling and accessories setup, which is especially useful for owners who want high-quality photos for rental, resale, marketing, or personal memories.
Yes. We take care of coordination with the condominium juristic person, including renovation plan submission, approval documents, permits, insurance policy coordination, delivery scheduling, working-hour limitations, and compliance with building regulations. This is particularly valuable for overseas clients because every condominium in Thailand may have different rules, document requirements, and approval procedures.
Process & Getting Started
The first step is to get in touch and share your property details — ideally a floor plan, unit size, photos or videos of the current condition, a short brief of the required scope of work, and your approximate budget. We will provide initial consultation based on your requirements, followed by a call or meeting to discuss the scope in more detail. From there, the process is structured according to your needs because every property and project is different.
Project duration depends on multiple factors, including the scope and size of work, building working-hour limitations, noise and smell restrictions, site access, lift size, management office approval requirements, and the complexity of the requested design. A Ready Concept Design for a standard one-bedroom condo can typically be completed within a couple of months from confirmation. A full bespoke interior design project with custom built-in furniture, wall finishes, and extensive renovation work usually takes longer. In general, the design and detailed costing stage may take up to two months, and the construction period may take around four months, depending on the final scope.
Most of our project includes accurate 3D renderings that show the finished look of your space before materials are ordered or installation begins. We take great care to ensure material accuracy — what you see in the rendering should match what you approve for the real project.
Yes. For applicable projects we provide a fully immersive 360° virtual tour of your designed space. This allows you to check proportions, materials, and layout before installation begins, reducing guesswork and helping avoid costly last-minute changes.
Furniture & Materials
Yes. Our Ready Concept Designs are customizable. You start by choosing a style direction — such as Cozy Thai, Beige Life, Modern Grey, or Zen Skyline — and then tailor the required elements: loose furniture, built-in furniture, curtains, wallpaper, fabrics, finishes, and accessories. You can add items you need and remove items you do not. The goal is to create a cohesive and personalized result, not an off-the-shelf room.
We offer a wide material selection including natural wood, veneer, stone, marble, aluminum, glass, stainless steel, fabrics, laminates, flooring, lighting, sanitary ware, outlets, and many others. Because we work closely with our own production facilities and long-term suppliers, we are not limited to a fixed catalogues. Over the past decade, we have personally tested and selected hundreds of suppliers and materials, allowing us to recommend what suits each area, function, and budget without compromising quality.
For our Ready Concept service, there are no separate designer fees, consultation fees, or hidden charges. You pay an initial deposit to start the process, and this amount is deducted from the main works quotation. In practice, this means you receive design direction and access to our experience as part of the overall project value. For full bespoke Individual Interior Design, all design fees, production costs, and project costs are clearly itemized and agreed in writing before work begins.
For Property Investors
Yes — this is one of our most common use cases. For investment properties, speed of tenancy, presentation quality, and rental yield are usually the key goals. We tailor design and furnishing decisions to appeal to the target tenant profile, while keeping the budget realistic and transparent. In a competitive property market, a well-designed and properly photographed unit can stand out more quickly to agents and tenants. Upon completion, we can also arrange professional photography and styling so the property is ready for marketing immediately.

Our pricing is transparent — what is quoted is what you pay, unless the owner requests additional works or changes after approval.
